# LandWatch Search API Documentation

LandWatch Search API returns up to 25 US land and rural property listings per page for sale, under contract, sold or at auction. Search a state, a county, a city or a postal code and filter by property type, price, acreage, bedrooms, bathrooms and residence. Each item carries the price in USD, price per acre, acreage, address, coordinates, property types, photos, price change and the listing agent. Every item satisfies the filters you sent; items that break a filter are never returned and are counted in pagination.filtered_out. beds_min and baths_min mean N or more. The site shows only the first 500 results of a query, so pages above 20 are rejected with a validation error. LandWatch lists property for sale only: rent and lease are not available. A page past the last returns an empty list. Failed requests are not billed.

Paid endpoints also support accountless x402 payments when called without an API key. ## Parameters | Parameter | Type | Required | Description | | --- | --- | --- | --- | | `state` | string | No | US state name or 2-letter code, for example Texas or TX. Required unless postal_code is sent. Use the autocomplete route to find the values of a place. | | `county` | string | No | County name within the state, for example Harris or Harris County. Not together with city. | | `city` | string | No | City name within the state, for example Houston. Not together with county. | | `postal_code` | string | No | A 5-digit postal code, for example 79830. Use it instead of state. | | `property_type` | string | No | One of undeveloped-land, recreational-property, hunting-property, farms-ranches, timberland-property, horse-property, homes, waterfront-property, commercial-property, riverfront-property, lakefront-property. | | `status` | string | No | available, under_contract, sold or auction. Without it the search returns available and under contract listings. Sold items carry the sale price and date. | | `residence` | string | No | with for property that has a residence, no for property without one. | | `price_min` | integer | No | Minimum price in USD, inclusive. | | `price_max` | integer | No | Maximum price in USD, inclusive. | | `acres_min` | integer | No | Minimum acreage as a whole number, inclusive. | | `acres_max` | integer | No | Maximum acreage as a whole number, inclusive. | | `beds_min` | integer | No | Bedrooms: N or more. Beds 3 returns property with 3 or more bedrooms. | | `baths_min` | integer | No | Bathrooms: N or more. | | `sort` | string | No | default, newest, price_asc, price_desc, acres_asc, acres_desc or changed (recently changed). | | `page` | integer | No | One-based page number, 1 to 20. The site shows the first 500 results of a query (25 per page). This response is not billable. | | 404 | Not Found | The place, listing or agent does not exist. This response is not billable. | | 503 | Upstream Unavailable | LandWatch could not be reached, or it answered with data that does not match the request.
